Construction Process


 

Formal Approval and Acceptance

The construction process begins upon completion of the design process, after any town planning approval has been given and when the project documentation has been formally accepted.

Temporary fencing is erected where needed, crossover protection applied and portable toilet amenities and temporary power supply are provided.

Site Preparation.

Most situations require the property to be site cut and prepared using different machinery for different size cuts to the land. Excess soil is usually removed from the site by the builder and the site is then set out by a land surveyor. Sometimes the site dictates that the sewer and storm water pipes are installed before construction of the home.

Base Stage

The foundations are dug inspected and poured. Next, the bricklayers prepare
the footings (this is called base stage) or if the house has a slab, this is prepared.

Framing

The carpenters begin framing, windows are installed and the skeleton of the home is erected. The owners are consulted at the end of each stage to make sure that if changes are required, they can be addressed.


Once framing is complete and passed by the building surveyor, the fascia and gutters are installed and the roof of the building is covered. The plumber is the next trades person on the site. They complete plumbing rough in and all the plumbing pipes inside the walls, during this stage the stairs and kitchen are measured.

Lockup


The bricklayers are now able to proceed with laying of bricks around the perimeter of the home. During this time, the carpenters are also completing the lock up stage which involves finishing eaves and straightening internal walls.

The installation of baths, spas and shower bases are completed. The external doors are hung, along with any feature bulkheads. During the lockup stage wall insulation is installed, the electrician does his rough in, heating and cooling pipes are fitted along with any other cabling. Skylights may be installed at the end of this stage and the brick rendering or the brick cleaning is completed. Another client meeting ensures the project is proceeding as expected.

Plastering

Plasterers are next, and once completed, the carpenters begin the fixing stage, which includes timber floorboards, internal doors, architraves and skirtings. Simultaneously, we have stair and kitchen installation and may begin with any stone bench tops and splashbacks. Tiles are laid and painting may commence outside. External storm water drains and sewerage is completed. Concreting may proceed once this is complete.

Final Stages

We are now into the final stages; ceiling insulation, heating/cooling, alarm systems, plumbing and lock fit-offs are completed. One of the last tasks is the timber floor polishing and then carpet laying.

Final touchups to painting, and internal and external cleaning proceeds; making your new home a visual treat. Outside any final coats are applied to rendering and boundary fencing may be constructed.

 

Completion

A final client walk through with the builder proceeds and a hand-over day is agreed upon. Upon the agreement of this date, the remaining appliances are installed and the building surveyor does his final inspection resulting in the Certificate Of Occupancy being issued. It is up to the owner now to obtain his home insurance. The owners are now able to take possession of their new dream home.
